How this estimate works
We look at the last 12 months of comparable whole homes near the postcode, matched on bedrooms, bathrooms and guests. The finish you choose sets the nightly rate, from the more modest homes nearby up to the top 10%. Low, mid and high set how full the calendar is, from the median home nearby up to the busiest 10%.
This is an estimate for illustration, not financial, tax or investment advice, and not a guarantee of income. Actual results will differ and can be lower. Check that short letting is allowed for the property (lease, mortgage, insurance, local licensing, and London's 90-night limit for whole homes without planning permission). Stamp duty is calculated at the England and Northern Ireland rates for an additional property. Scotland and Wales use different taxes, so override it there.
